RERA-registered layouts are legally required to disclose approved plans, timelines, and escrow 70% of collected funds toward the project — meaning your money can't be diverted elsewhere.

If a developer misses a committed date, RERA gives you a formal complaint path with binding timelines, something a non-RERA plot simply doesn't offer. That said, small layouts under 8 plots or 500 sqm are often exempt by law, so exemption isn't automatically a red flag — but it does mean more due diligence falls on you.

Always ask for the RERA registration number and verify it directly on the Karnataka RERA portal rather than trusting a printed certificate.
